Coastal terms in plain English

Wind and hail deductible
A separate amount you pay out of pocket on wind or hail damage, often set as a share of your home's insured value rather than a flat figure. On the coast it is usually the single biggest difference between two policies that look alike.
Replacement cost
Coverage that pays to rebuild or repair with materials of like kind and quality, without deducting for age and wear. The alternative, actual cash value, subtracts that wear before paying.
Flood is separate
A homeowners policy does not cover rising water. Storm surge and flooding need their own flood policy, which we can talk through for your address in Chatham County and nearby.
